Customer Privacy Policy Statement

At Trenton Mortgage Inc., we recognize that privacy and security of personal financial information is a concern to our customers. We have taken the utmost care in establishing and implementing policies and procedures to protect this information.

This Customer Privacy disclosure describes how Trenton Mortgage, Inc.  collects and uses your personal information and how we maintain the confidentiality and accuracy of such information. This disclosure also explains how you can limit Trenton Mortgage's communication of your nonpublic personal information to third parties, and it describes how you can verify the accuracy of information regarding your relationship with us. This disclosure applies to former Trenton Mortgage Inc. customers as well as existing customers.

Nonpublic Personal Information: This Customer Privacy disclosure relates primarily to Trenton Mortgage Inc. use of nonpublic personal information. Nonpublic personal information means financial information that relates specifically to you and that is not available from a public source (such as government records, phone books, or widely distributed media). For example, when you provide us with personal income information in the course of applying for a mortgage loan your income is nonpublic personal information.

Nonpublic personal information also includes any list, description, or other grouping of customers that is created using nonpublic information. For that reason, although the fact that you have a mortgage loan with us may be public information, a list of our mortgage customers that includes current loan balances would be nonpublic personal information. However, nonpublic personal information does not include any list, description or other grouping that is created using only publicly available information.

How We Obtain Personal Customer Information and What We Collect. We collect nonpublic personal information about you from the following sources:

      Information we receive from you on applications or other forms.

      Information about your transactions with us or others.

      Information we receive from a consumer reporting agency.

      Information we receive from others whom you authorize us to contact in reviewing your applications or transactions with us

      Information we collect through an Internet "cookie" (see "About Cookies," below). We collect and maintain various types of information about our customers, including:

      Identifying information, such as social security numbers, driver's license numbers, account numbers, names, addresses, personal identification numbers (PIN’s) and passwords, and "cookie" information (see below).

     Information regarding your credit-worthiness and capacity, such as employment status, income, and information on your assets and liabilities that you provide to us in your applications.

      Account activity information, such as loan balances and transaction histories.

      Information about your transactions and experiences with us, such as your payment history, including late payments.

About Cookies:  When you access our web site, we collect information that enables us lo know your point of entry. For example, if you linked to our site from another site, the information we collect will enable us to identify that other site. We then place this information (called "cookies") on your computer. The cookie that we store on your site contains only a small amount of information, so it will use only a very small amount of your memory space. We believe that these bits of information do not have the ability to contain destructive programs or viruses that could damage your computer.

We believe that our use of cookies help us to provide you with better service. However, if you wish, you can set up your computer to warn you before you accept a cookie so that you may choose each time whether to accept the cookie.

How We Use Your Nonpublic Personal Information: We disclose your personal information only for our legitimate business purposes and in compliance with all applicable laws and regulations. The following summarizes the principal ways in which we disclose your personal information.

Use of Information Within Trenton Mortgage, Inc.  Within Trenton Mortgage, Inc., we use your nonpublic personal information for the following purposes:

 

  • To protect the security of your accounts and loans with us.  For example, we will use your personal identification numbers and passwords to prevent unauthorized persons from accessing your loan account information. 

     

  • To conduct our business in a prudent and safe manner.  For example, we will use the information you provide us on your applications to review your application.

     

     

Disclosure To Nonaffiliated Third Parties:   We may disclose information about you, including non-public personal information, to nonaffiliated third parties (persons or companies who do not own or control, are not owned or controlled by, or are not under common control with, Trenton Mortgage, Inc.)  as described below.

 

  • Disclosure to service providers.  We may disclose all of the information we collect, as described above, to companies that provide services for us.  We require that these service providers maintain the confidentiality of your information and that they use the information only for the purposes for which we have provided it.

     

  • Disclosure for marketing purposes.  We may disclose all of the information we collect, as described above, to companies that perform marketing services on our behalf or to other financial institutions with whom we have joint marketing agreements.  Presently, Trenton Mortgage, Inc. has no such agreements, but may enter into some in the future.  If and when that happens, we would require that these financial institutions maintain the confidentiality of your information and that they use the information only for the purpose for which we have provided it.  “Financial Institutions” include banks, savings associations, other lenders, insurance agents and companies, securities broker dealers, and other companies providing financial products of services. 

     

  • Disclosure for Legal Requirements.  We may use all of the information we collect, as described above, to satisfy legal requirements.  For example, we will use your social security number for tax reporting purposes.  We also will share your non-public personal information with government agencies and legitimate investigators as required or allowed by law, including in order to comply with applicable government reporting or legal process (i.e. court orders, subpoenas, or government requests) which we reasonably believe to be valid or required. 

     

  • Disclosure to Consumer Reporting (credit reporting) agencies.  We may disclose information relating to our transactions or experiences with you to consumer reporting agencies and similar organizations. 

     

  • Disclosure with Your Consent.  We may disclose the information that we collect, as described above, with any person when you have provided your written consent for us to do so, including when you give someone a power of attorney or other authorization to act on your behalf.

     

  • Disclosure to Joint Applicants, Borrowers, and Guarantors.  We may disclose information about your applications with us, and your transactions or payments with respect to such loans, to persons who are your co-borrowers of guarantors.  We also may disclose information concerning your credit history to persons who are co-applicants with you, but only if a lender finds it necessary to decline your application or to later take an adverse action with respect to your loan.

     

Summary of lawful disclosures to non affiliated third parties:  We do not disclose non-public personal information about you to nonaffiliated third parties other than disclosures permitted by law.  In summary, the types of disclosures that we may make under applicable law are:

 

  1. disclosures of information relating to our transactions or experience with you, to the extent such disclosures are permitted by law (for example, disclosure of such information to credit reporting agencies)

     

  2. disclosures of information to persons or companies that perform services or processing on our behalf, for purposes of such services or processing.

     

  3. disclosures of information to companies that perform marketing services on our behalf or to other financial institutions with whom we have joint marketing agreements

     

  4. disclosures required by law

     

  5. or any disclosure that you specifically authorize

     

Protecting the Security of Your Information: Your privacy is considered in all aspects of our business.  We maintain systems to protect the security of your information and to protect your information for unauthorized access.  We also limit employee access to personal customer information t0 those with a legitimate business reason for such access.  Our employees are informed of their responsibility to protect confidential requirement.  Appropriate disciplinary policies are in place to help enforce employee privacy responsibilities.  We will retain your personal information only as long as necessary to maintain and service your loan with us, to conform with safe and sound lending practices, and as required by law.

 

Accuracy of Customer Information:  We believe that it is important to maintain the accuracy of all your information with us.  We have systems designed to ensure this accuracy and to correct any information that we learn to be inaccurate.  If you believe that we have any inaccurate information concerning you, please contact your loan officer and we will take appropriate action to verify the information and to correct it as appropriate.  Trenton Mortgage, Inc. continues to monitor and review the privacy measures that it has in place to protect customer information.  We update these measures as practices change and new technology becomes available.  Trenton Mortgage, Inc. strives to out its customers first.
